4 bed semi detached property in West Heath, Birmingham we have purchase and is undergoing a refurb. The video is to show our tradespeople in order to carry out the works. This will be let on a single let AST to a family, hopefully to be turned around in 2-3 weeks total.

Schedule of Work

Schedule of Works carried out:

• Remove all carpets and hard flooring and replace with new carpets upstairs and laminate downstairs.
• Strip all lining paper and wallpaper from rooms where this is no longer presentable and replaster in areas where required (this was the biggest cost as there were several layers of wallpaper in places and a long, drawn out process to strip).
• Paint all walls, ceiling, woodwork (skirting boards and doors where required)- white throughout to keep neutral and appeal to largest amount of tenants.
• Replace bath and shower screen (as it is quite dated and beyond the state of repair)- still to be done, waiting on availability of our contractor.
• Gas safety and EICR test reports (resulting in some electrical work required to pass e.g. replacing metal switches/ re-earthing and new fuse box).
• New Energy Performance Certificate, we have got this up to a ‘C’ rating.
• Re laid paving slabs at front and rear garden.
